GHSA Freeze Preparation Procedure
Last revised 2018/01, TTH
To be implemented if temperature is forecast to go below 29 degrees for more than three hours.
Follow steps in-order:
Turn off breaker to hot water heater at electrical panel near back door of AV center (west side door) (We turn this off in case the hot water heater gets siphoned-out from the rest of the water draining from the AV center)
Turn yellow and blue shut-off knobs in well/pump house off (clockwise) all the way.
Crack open cold water handles for all four faucets in the AV center.
Turn on (counterclockwise) all four spigots on north, west, south and east side of deck.
Turn on (counterclockwise) all four drain valves under the AV center. Follow pipes from spigots to find them. Gloves and a tarp may be handy to stay out of the mud under the AV center.
Drain backflow prevention device valves on south side of well/pump house by turning each slotted screw by 90 degrees and then once water stops, turn back to original position.
Insulate pipe on southwest side of hangar. Find some carpet and/or empty boxes in the hangar and place over pipe. Secure with something heavy.
Attach hose to inside southwest side hangar spigot/valve and run hose outside
Turn on inside southwest side hanger spigot/valve
Attach hose to inside northwest side hangar spigot/valve and run hose outside
Turn on inside northwest side hangar spigot/valve
Send email to GHSA board of directors and dispatchers, notifying them the freeze preparation procedure has been performed.
Restoring water service:
On the south (west) side of hangar, remove insulation from pipe entrance.
In the hangar, shut off northwest and southwest inside spigots.
Shut off (clockwise) all four drain valves under AV center.
Shut off all four spigots on each side of deck (north, west, south, east)
Turn off all four cold water handles four all four faucets in the AV center.
Turn on yellow and blue shut-off knobs in well/pump house counterclockwise.
Purge air from plumbing system in AV center by turning on spigots one-by-one and then the faucets inside one-by one (hot and cold).
Walk perimeter of AV center looking for dripping water from plumbing, which indicates freeze damage. If damage, turn off blue shut off valve to AV center.
Make sure all air has been bled from plumbing (hot and cold). Turn on hot water heater breaker at electrical panel near back door of AV center.
Check backflow prevention device on south side of pump house for leaks. If leaks, close yellow shut-off valve in pump/well house.
Purge air from hangar plumbing by turning on northwest side spigot for a few minutes.
Look for puddles near the southwest side of hangar and along west wall of hangar, which may indicate a burst pipe. If damage, turn off yellow-shut off valve to hangar/sprinklers in pump house.
Notify GHSA board of directors if any damage is noticed or suspected.
